Physical Asset Management
Physical Asset Management is a cutting edge approach bringing together advanced maintenance management practices with long term planning and management for succession of physical assets and systems in order to sustain desired systemic levels of service economically and efficiently. It was born primarily out of public works areas due to the recent discovery and realization of the advanced aging state of long lived infrastructure assets with historically inadequate mechanism to fund and uphold condition over the long term.
Physical Asset Management is a relatively new and still forming discipline and set of practices. Generally, the state of the art revolves around a few general principles of care manifesting in an assortment of basic processes. Until recently, there was no structured and organized overall process for comprehensive Physical Asset Management. That has changed with the advent of the Nexus Approach to Physical Asset ManagementTM developed by Terry Nelson and made available through consulting, services, and tool sets through InspiraWorks. The Nexus Approach to Physical Asset ManagementTMis a structured framework that provides for knitting together existing and future systems desired and selected by client organizations to form a comprehensive and integrated Physical Asset Management program.
There are many levels to which Physical Asset Management can be applied from the small public utility merely attempting to budget and plan for hidden system degradation through advanced complex monitoring and proactive infrastructure sustaining programs.
